Ferrier – Multi-Level Home Renovation & Structural Transformation

At Ferrier Drive in Menai, we carried out a complete structural transformation of a three-level family home, removing multiple internal load-bearing walls, rebuilding an unsafe balcony and converting an unused basement into a functional laundry and storage area. Substantial structural steel beams now carry the load where those walls once stood, opening the main living area while keeping the existing roof structurally sound. Upstairs, we reconfigured the bedroom level around a new master suite, a second bedroom and a new powder room. Alpine Mist Caesarstone and Polytec Florentine Walnut run consistently through the kitchen, bathrooms, laundry and joinery, tying every level of the renovated Menai home together.

The Brief

The brief at Ferrier Drive called for a full structural and internal transformation of a three-level Menai home, reconfiguring the layout and freeing up spaces the family could no longer use. Dura Group took it on as one connected renovation across every level rather than a run of separate jobs, which is what allowed the finished house to feel like a single home rather than three stacked on top of each other. The scope ran from the structural work holding up the open-plan living area, through a full basement conversion, to a reconfigured bedroom level and a consistent material palette carried through the kitchen, bathrooms and joinery. By the end of it, the family had a home that worked across all three levels instead of only the ones they used day to day.

Structural engineering, a full basement conversion and a reconfigured bedroom level all had to work to the same plan, tied together by one considered material palette. Reworking the layout that was already there, and putting the wasted spaces back into service, is what delivered the liveability and the long-term value for a family living across all three levels of the home.

Structural Work

Substantial structural steel beams now carry the load at Ferrier Drive, installed by our team after multiple internal load-bearing walls came out, so the main living area could open into one connected, open-plan living space while the existing roof above it stayed fully structurally sound throughout the works. The other job that could not wait was the existing balcony, which had deteriorated so badly it was no longer structurally safe. Working with our structural engineer, we rebuilt and extended it into a larger outdoor entertaining area, built to current engineering standards. Both of those fixes had to hold before the rest of the Ferrier Drive renovation could carry on safely.

Getting that balcony right was one of the project’s biggest challenges. Reworking the Basement and Bedroom Level

Previously an unusable space, the basement at Ferrier Drive became a highly functional laundry and generous storage area, adding everyday practicality without asking the family to give up space elsewhere in the home. It was one of two parts of the house that had never earned their keep: the other was the bedroom level upstairs, completely reconfigured so that a luxurious master suite now has its own private ensuite and a spacious walk-in wardrobe, a second bedroom has gained its own walk-in robe, and a new powder room serves family members and guests. Every one of those spaces had sat underused or unused before we started on site, across two of the home’s three levels.

Kitchen, Bathroom & Joinery Finishes

Alpine Mist Caesarstone was selected for all benchtops and stone surfaces, and it sets the tone for the rest of the palette at Ferrier Drive. Polytec Florentine Walnut cabinetry runs through the kitchen, bathrooms, laundry, wardrobes and custom joinery, so a single material palette carries the renovation across every level of the home. In the bathrooms, the vanities were all made to measure, giving each space a refined, high-end finish that complements the home’s contemporary aesthetic. New flooring was installed throughout, and the staircase was renovated to become a striking architectural feature connecting each level. The effect is one continuous flow from room to room and level to level, so the finished home never reads as three separately renovated floors.

In each bathroom, the bespoke custom-made vanities deliver that refined, high-end finish against the home’s contemporary aesthetic. New flooring runs throughout the home, and the renovated staircase now ties each of the three levels together as a striking architectural feature, so every detail carries the same considered finish from the ground floor up.

The Result

The finished Ferrier Drive home turns three levels that barely spoke to each other into one house that works end to end, from the reconfigured basement laundry through to the newly appointed bedroom level. Removing the internal load-bearing walls and installing structural steel beams opened up the main living area, while rebuilding the unsafe balcony gave the family a larger outdoor entertaining space, rebuilt with our structural engineer to current engineering standards, that they simply could not use before. Alpine Mist Caesarstone and Polytec Florentine Walnut carry the same material language from the kitchen through to the bathrooms, laundry and wardrobes, so the home reads as one project rather than a patchwork of separate renovations.
