Design and Build vs Architect and Builder: Which Is Right for You?

When you’re planning a major renovation or extension, understanding what a home builder does helps you structure the project properly. Do you hire an architect separately and then find a builder? Or do you go with a design and build firm that handles both?

What is Design and Build?

Design and build means one company handles both the design (architectural plans, engineering, approvals) and the construction. This is similar to a turnkey home builder model. You have a single point of contact and a single contract covering the entire project.

At Dura Group, this is how we work. We manage the design process with our trusted design team, handle all council approvals, and then build the project. One team, one price, one point of accountability.

What is Architect + Builder?

In this model, you hire an architect independently to design your project and prepare documentation. Once the design is finalised and approved, you then go to tender with multiple builders to get construction quotes. Understanding the differences between a builder, contractor, and architect helps clarify who handles what in this arrangement.

The architect may or may not be involved during construction (contract administration is usually an additional fee).

Comparing the Two Approaches

Cost

  • Design and build: Typically 10 to 20% less expensive overall. The builder is involved from the start, so the design is practical and buildable from day one. There are fewer variations and surprises during construction because the person designing the project is also the person building it
  • Architect + builder: Architect fees run 8 to 15% of the build cost. The total project cost can be higher because the architect may design features that are expensive to build, and the builder discovers this only at tender stage. Changes at that point mean redesign fees and delays

Timeline

  • Design and build: Faster. Design, approvals, and construction planning overlap. Construction can often start sooner because the builder has been involved in the planning from the beginning
  • Architect + builder: Slower. Design and approvals must be completed before going to tender with builders. The tender process itself takes 4 to 8 weeks. Total timeline is typically 2 to 4 months longer

Communication

  • Design and build: One phone call, one team. If something needs to change, the decision is made quickly because design and construction are under the same roof
  • Architect + builder: Two separate relationships to manage. If the builder has a concern about the design, it goes through the architect, who may or may not agree. This can create friction and delays

Design Flexibility

  • Design and build: The design is shaped by what’s practical, cost-effective, and buildable. You still get a beautiful result, but the focus is on delivering the best outcome within your budget
  • Architect + builder: An independent architect may push design boundaries further. If you want a highly bespoke, architecturally distinctive home, this approach can deliver a more unique result. But it comes at a premium

When Design and Build is the Better Choice

  • You want a clear budget and timeline from the start

  • You value efficiency and want to minimise project duration
  • You prefer dealing with one company rather than managing multiple contracts
